Job Purpose

The post holder will report to the Facilities Manager and will be responsible for carrying out a wide range of maintenance & construction duties across all general trades. The post holder is required to work as part of the Housing Services Team engaged in the upkeep and maintenance of YMCA Together housing stock. You will have specific responsibility for assisting in the monitoring and maintenance of properties, promoting a culture of safe working practices across the Organisation.


Hours of work

Monday through Friday; 8 a.m. to 4:00 p.m. Occasional evening and weekend work may be required as job duties demand including participation in an out of hours repair service.


Duties and Responsibilities

To carry out all aspects of general trade maintenance and construction including New Build, repair work, refurbishment, Aids & Adaptation major installations, large void property works. Multi Skilled Operatives will be required to have all general trade skills, unrestricted by quantity & quality and must be able to use their general trade skills in the areas of work.

General Trade Work is defined as:

  • Joinery
  • Plumbing
  • Plastering
  • Bricklaying
  • Painting & Decorating works

Duties

  • To carry out reactive, planned and void works to bedrooms, kitchens, bathrooms and general communal areas; this will involve plumbing, decorating, joinery, tiling and basic electrical work
  • Attend appointments promptly and provide tenants with information and updates on work that is being undertaken
  • Ensure that steps are taken to keep dust and dirt to a minimum within tenanted properties and that properties are left in an acceptable condition on completion of work.
  • To attend emergency repairs including entering properties for the emergency services, to repair or make safe any damage as required. To record and/or report/arrange any further work as needed
  • Promptly record outcome of completed repairs via GoAudit providing detailed notes and ensuring that start and finish time are accurately recorded.
  • Responsible for a company vehicle, to drive in compliance with Highway Code, relevant legislation and the company driver’s handbook. To ensure the vehicle is parked safely and legally with, consideration for tenants and other members of the public. This responsibility is both inside and outside of working hours, as the vehicles may be parked outside the colleague’s home overnight and at weekends
  • Maintain tools and equipment to the required standard.
  • To liaise as necessary with other trades to ensure implementation and completion of repairs and maintenance works
  • To support apprentices, work experience students and any other trainees as required

Health and Safety

  • Liaise with Emergency Services; Fire, Police and Medical
  • Ensure at all times the safety of yourself and others on the premises in which you work
  • To be aware of, and follow, the relevant Health & Safety policies, Risk Assessments and Safe Working practices
  • To carry out daily safety checks to any vehicle under his/ her control ensuring the vehicle is safe to drive including checking oil, wipers & washers, tyre wear &  pressures, mirrors and to report any defects or issues to for attention.
  • To report incidents, in line with YMCA Together tenure agreements, including nuisance caused by service users’ behaviour or their visitors
  • Report any repairs, maintenance, health & safety hazards, tenant enquiries, safeguarding or vulnerability that are identified during day to day activities
  • Maintain accurate records in line with YMCA Together health & safety policies

Qualifications

Essential

  • Educated to GCSE level or equivalent
  • Qualification in carpentry and other trades or able to demonstrate competence to desired level.
  • Full driver’s licence

Desirable

  • Current CSCS Registration Card

Experiences

Essential

  • Evidence of health and safety management including risk assessments
  • Experience of working within a Social Housing/Local Authority environment
  • Excellent communication skills – both written and verbal.
  • Keeping accurate records relating to completed maintenance
  • Minimum of three years’ experience working in similar role
  • Multi trade skill experience which includes carpentry, plumbing, tiling and plastering
  • A high degree of tact and diplomacy when interacting with service users and visitors

Knowledge

Essential

  • Knowledge of the skills, technology and safety procedures required to carry out the full range of tasks contained within the job description
  • Able to maintain confidentiality
